Repair small 5′ x 7′ bathroom that had a leak and major mold issue. Goal is to reduce or eliminate future mold problems by making the entire room as water resistant as possible. If the budget allowed, the entire room would be tiled. Depending on final coast the wall behind the toilet and sink will be tiled. The tub will be replaced with a walk-in shower for safety reasons. A window is in the middle of the long wall of the shower is 65″ from the ground. A preformed shower install is not possible because adding grab bars voids the warranty and the window height doesn’t fit the preformed shall wall sizes. Grab bars can used as towel racks will be on the long wall opposite the sink and toilet. Most bathroom items will be stored in the hall closet to minimize clutter, tripping hazards, mold issues (though the larger bath fan, and the purposeful design will make a difference.)
